<br />Resolution No. PC-99-89 <br />Page 5 <br /> <br />EXHIBIT "B.3" <br />Conditions of Approval <br />Case Z-99-235 <br />October 27,1999 <br /> <br />I. Approval of Case Z-99-235 shall be contingent upon approval of Case PUD-85-15-IIM <br />by the City Council. <br /> <br />2. The proposal shall conform substantially to the site plan, elevations, and colors and <br />material board, Exhibit A (dated "Received September 29,1999"), on file with the <br />Planning Department except as modified by the following conditions. <br /> <br />3. Prior to issuance of a building permit, the applicant shall submit for review and approval <br />by the Planning Department a landscape and irrigation plan which shows the installation <br />of at least four minimum 24" box sized trees between the pool house and the northern <br />side property line. Said trees shall be installed prior to final inspection of the addition by <br />the Building Department. The type of trees shall be selected from the list of trees within <br />the Golden Eagle Farm Landscape Guidelines and shall be subject to review and approval <br />by the Planning Director. <br /> <br />4. The elevations submitted to the Building Department for a building permit shall show the <br />addition of stone wainscoting between where an existing fence intersects the southern <br />elevation of the house to where the wainscoting is shown in Exhibit "A" to begin on the <br />left side of the front elevation, at the base ofthe garage door columns, and on the front <br />portion ofthe southern elevation of the garage up to where an existing fence intersects the <br />structure. <br /> <br />5. The development shall meet all requirements of the Pleasanton Fire Code (Chapter 20.24 <br />of the Pleasanton Municipal Code). <br /> <br />6. The design review approval will lapse within one year from the date of approval unless a <br />building permit is issued and construction has commenced and is diligently pursued <br />toward completion or an extension has been approved by the City. <br /> <br />7. All construction activities shall be limited to the hours of 8 a.m. to 5 p.m., Monday <br />through Saturday. No construction shall be allowed on Federal holidays. All <br />construction equipment must meet DMV noise standards and shall be equipped with <br />muffling devices. <br /> <br />[end] <br />
