The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />Due to the limited size ofthe second unit, the traffic generated by use of the unit <br />should not be significantly greater than that of a single-family residence. <br />Adequate off-street parking for the unit is provided by a space in the garage. <br /> <br />3. The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br /> <br />The proposed second unit would be located essentially within, and attached to a <br />new single-family home. The structure would be in compliance with all <br />applicable building codes, City development standards, and the Golden Eagle <br />Farm PUD. <br /> <br />WHEREAS, the Planning Commission determined that the proposal for a second unit is in <br />compliance with State law and the required findings for a conditional use permit <br />can be met, and that the proposed addition would be compatible with the <br />surrounding residences. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case Z-99-235IUP-99-56, the application of Gary Monzo for design <br />review of an approximately 2,178 square-foot first- and second-story addition to <br />an existing residence and a conditional use permit for an attached second unit <br />located at 8023 Golden Eagle Way, subject to the conditions shown in Exhibit <br />"B.2" and "B.3," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
