<br />Resolution No. PC-99-88 <br />Page 2 <br /> <br />to all remaining PUD requirements, the plan would be consistent with the General <br />Plan. <br /> <br />C. The plan is compatible with previously developed properties in the <br />vicinity and the natural, topographic features of the site: <br /> <br />The siting of the residence and other previously developed residences in this <br />development had been reviewed for sensitivity to the natural topography and <br />characteristics of the lots on which the residences were located. The addition <br />proposed behind the garage would generally be located in the area previously <br />approved for a sport court (the area was to be made level with the use of a 4 ft. <br />high retaining wall). The proposed addition would require only a small amount of <br />grading beyond that previously approved. Additional landscaping would be <br />planted between the addition and the northern side property line to mitigate the <br />effects of the reduced setback. Therefore, the plan is compatible with the <br />previously developed and approved properties and the natural, topographic <br />features of the site. <br /> <br />D. The grading takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect upon the environment as <br />possible. <br /> <br />The existing residence has been constructed on the relatively flatter portion of the <br />site, allowing the steeper portions of the site to remain as open space or to be used <br />for the placement of accessory structures. The grading for the addition would take <br />place in an area previously approved for a sport court and no trees on the lot <br />would be impacted. City building code requirements would ensure that the <br />building foundation is constructed on satisfactorily compacted fill. Erosion <br />control will be administered by the City's Building Department. According to <br />FEMA maps, no portion ofthe site is located in a flood hazard zone. <br /> <br />E. The streets and buildings have been designed and located to complement <br />the natural terrain and landscape. <br /> <br />The addition would require a minimal amount of disturbance of the natural site <br />terrain. The addition will be located outside of the dripline of the existing trees. <br />The landscaping to be located in the area of the reduced side yard setback will be <br />native plants in order to complement the natural oak woodland area. <br /> <br />F. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />The existing driveway provides adequate access to the structure for emergency <br />personnel. Additionally, the proposed addition would adhere to all applicable <br />requirements of the Uniform Building Code. <br />
