<br />PUD grading plans show the elevation difference between lands east and west of the <br />ACTC (open space and residential on the Bernal Property site, office and light industrial <br />off-site). The ACTC is approximately 6 to 7 feet lower than the industrial parcel and, <br />after grading, the Bernal Property parcel adjacent to the transportation corridor will be <br />approximately 10 feet below the right-of-way. Third, landscaped screening along the <br />ACTC is required by PUD Condition 92f. In addition to these features, City land use <br />regulations and development controls, such as designing the park to minimize access, <br />lighting and parking area conflicts, will further reduce the potential friction between land <br />uses. <br /> <br />f. The PUD also contains traffic and circulation conditions to ensure that <br />project circulation is adequate, offsite impacts are mitigated, and adequate parking is <br />provided. These conditions help avoid or reduce traffic conflicts between land uses. <br /> <br />2. ImDact A2. Potential for safety hazards for residences and passing cars, <br />pedestrians, and bicyclists from stray golf shots. <br /> <br />Miti\!ation Measures: <br /> <br />Measure A2a. Require that purchasers of homes on the golf course be notified prior to <br />purchase of potential hazards to people and property that may result from stray golf shots. <br /> <br />Measure A2b. Minimize the potential for stray shots to hit residences, passing cars, and/or <br />pedestrians by: <br /> <br />(1) Designing the course with appropriate fairway widths and landscaping/fencing to <br />minimize the potential for golf balls to land on residences or within yards, or <br /> <br />(2) Requiring adequate fairway widths at landing zones (minimum 200 feet) bordering <br />streets and trails, and requiring landscaping/fencing between roadways/trails and fairways <br />to retain errant bouncing balls, or <br /> <br />(3) Revising the Preferred Plan to provide for buildings along fairways at critical landing <br />zones. <br /> <br />Findin\!: Changes or alterations have been required in, or incorporated into, the Project <br />which avoid or substantially lessen the significant environmental effect identified in the <br />Final EIR to a less than significant level. <br /> <br />Facts in SUDDort of Findin\!: The impact will be avoided or reduced based on the <br />following: <br /> <br />a.
