<br />63. The project developer shall sweep or vacuum the parking lot and sidewalks a mini- <br />mum of once a month and shall prevent the accumulation oflitter and debris on the <br />site. Comers and hard to reach areas shall be swept manually. If sidewalks and/or <br />the parking lot are pressure washed, debris must be trapped and collected to pre- <br />vent entry into the storm drain system. No cleaning agent may be discharged into <br />the storm drain. If any cleaning agent or degreaser is used, wash water must be <br />collected and discharged to the sanitary sewer, subject to approval of the Dublin- <br />San Ramon Services District (DSRSD). <br /> <br />64. The indoor car wash area shall drain through an oil/water separator to the sanitary <br />sewer, subject to approval by Dublin San Ramon Services District, or collected in <br />a holding tank for removal by a disposal and recycling service. If the area is con- <br />nected to the sanitary sewer, a sign shall be posted prohibiting the dumping of haz- <br />ardous materials. Recycling of water is encouraged. <br /> <br />65. The project developer shall label all on-site storm drain inlets with the wording, <br />"No Dumping -- Drains to Bay" using City-approved methods and materials. On- <br />site storm drain facilities shall be cleaned a minimum of twice a year as follows: <br />immediately prior to October 15 and once in January. Additional cleaning may be <br />required if found necessary by the City Engineer/Director of Building Inspection. <br /> <br />66. All service operations involving fluid changes shall occur indoors; all fluids shall <br />be disposed of in an appropriate manner and shall not be placed in the storm drain. <br /> <br />67. The project developer shall include erosion control/storm water quality measures <br />on the final grading plan which shall specifically address measures to prevent soil, <br />dirt, and debris from entering the storm drain system. Such measures may include, <br />but are not limited to, hydroseeding, hay bales, sandbags, and siltation fences and <br />are subject to the review and approval of the City Engineer/Director of Building <br />Inspection. If no grading plan is required, necessary erosion control/storm water <br />quality measures shall be shown on the site plan submitted for an on-site permit, <br />subject to the review and approval of the Director of Building Inspection. The <br />project developer is responsible for ensuring that the contractor is aware of and im- <br />plements such measures. <br /> <br />68. All metal roofs shall be finished with rust-inhibitive paint. <br /> <br />69. The project developer shall submit a construction Best Management Practices <br />(BMP's) program for review and approval by the Planning Director prior to issu- <br />ance of building and/or grading permits. These BMP's shall be implemented by <br /> <br />Final Conditions of Approval per Planning Commission <br />2-99-228, Commercial Service Building <br /> <br />October 14, J 999 <br />Page 10 of II <br />
