Station 2 may cause the need for or allow Station 2 to be relocated and paid for partially <br /> or completely by the development. However, neither the funding nor the development <br /> decision is likely to be resolved in the relative near term. Therefore, it is recommended <br /> that Station 2 be assessed to determine if it can be partially remodeled now, specifically <br /> to address privacy issues. <br /> DISCUSSION <br /> Since JKA performed the prior study, they have great familiarity with the condition of <br /> Station 2. They have already developed the conceptual design of the future, <br /> comprehensive proposed remodel. The prior work allows JKA to most effectively <br /> determine the possibility and cost of a partial remodel to address privacy issues. While <br /> the focus of the study will be to determine the feasibility of modifying the living quarters <br /> into individual single-occupancy bedrooms and bathrooms, doing so will have other <br /> impacts that must also be identified. For example, a single occupancy bedroom, by <br /> code, must have two emergency exits. This is most commonly accomplished with a <br /> window to the outside in addition to the door. Due to this requirement, the remodel of <br /> the bunkroom is not as simple as dividing it up with walls. The study will also determine <br /> the impacts associated with the necessary modifications including plumbing, electrical, <br /> HVAC, structural, fire exiting, etc. It will involve working with both the Fire Department <br /> and Building Division to ensure there is consensus on what may be interim and what <br /> can become a component of a complete remodel if the project does move forward in the <br /> future. <br /> At the completion of the study the feasibility of the required improvements and the <br /> estimated cost of performing the improvements will be known. Budgeting will then be <br /> proposed to perform the interim remodel to address privacy. If it is determined to be <br /> infeasible, or cost prohibitive to perform the interim privacy remodel, the information will <br /> be used to determine the priority of the full remodel or other alternatives.
