Exceptions may be <br /> approved by the Director of Community Development. <br /> Landscape Setbacks <br /> A 35-foot wide bermed landscape setback may be required on all parcels within the <br /> project area along Johnson Drive. The minimum height of the berm shall be determined <br /> by the Director of Community Development. Other landscape features may be utilized <br /> instead of a berm as determined acceptable by the Director of Community <br /> Development. Uses permitted within landscape setbacks are berms, driveways <br /> crossings, landscaping, public and private utilities, drainage and slopes, site furnishings, <br /> sidewalks, trails, irrigation, and permitted signs. Provide a minimum five-foot wide <br /> planting strip along building walls visible from the public right of way to reduce building <br /> massing. This area may be reduced where there are pedestrian plazas or storefront <br /> uses. <br /> Plant Palette <br /> The plant palette shall predominantly feature species native to California that are <br /> drought tolerant and can withstand recycled water. <br /> Parcel Entry Drives <br /> The landscape emphasis at the entry drives is to be based on intended use. Visitor and <br /> primary entrances are to receive the greatest emphasis with respect to landscape <br /> treatment. The plant material selection should provide a variety of layering by size, <br /> seasonal interest, texture and color. <br /> Parking Area Requirements <br /> • Landscape islands, a minimum of five feet in width, are to be provided internal to <br /> parking areas and as endcaps to all parking rows. <br /> • Parking lot trees, minimum 24-inch box size shall be required at a minimum ratio <br /> of one tree for every eight parking spaces. View corridors are permitted through <br /> orchard-style planting provided the minimum overall tree quantity requirements <br /> are maintained. <br /> • Shrubs selected for parking lot screening, including spaces and maneuvering <br /> drives, shall be a minimum 15-gallon size at planting. <br /> Lighting <br /> All lighting shall be complementary to the site layout and building architecture, and shall <br /> be designed to avoid glare on surrounding parcels and uses. All lighting plans shall <br /> comply with City standards and applicants shall submit a lighting location site plan that <br /> includes limited conflicts with proposed tree planting locations, fixture details and <br /> specifications, and a photometric plan.
