<br /> Existing Operation
<br /> The applicant operates a similar facility, Panache Academie, in San Ramon, CA. and is
<br /> proposing to expand the operation by opening a second location, Panache Academie
<br /> Pleasanton, at 6700 Santa Rita Road, Suite C. City staff contacted the City of San Ramon and
<br /> was informed Panache Academie has been operating without incident and in accordance with
<br /> the use permit granted to them.
<br /> SITE DESCRIPTION
<br /> The subject site is an approximately 1.65-acre parcel located on the east side of Santa Rita
<br /> Road in the Pleasant Village Shopping Center. The subject site is bound by the Shell service
<br /> station and a freestanding restaurant building to the north, south of Pimlico Drive, a
<br /> multi-tenant retail/commercial building to the northeast, single-family homes (Pleasanton
<br /> Meadows/Fairlands neighborhood) to the south, and Rose Pavilion shopping center to the
<br /> west, across Santa Rita Road. The site has two single-story buildings: a multi-tenant building
<br /> measuring approximately 22,524 square feet in area, and a vacant drive-thru kiosk measuring
<br /> approximately 117 square feet in area. There are 73 shared on-site parking spaces for the
<br /> shopping center (46 standard stalls, 24 compact stalls, and three Americans with Disability Act
<br /> (ADA) stalls. The subject site has shared access from Santa Rita Road that allows circulation
<br /> between the Shell service station and restaurant properties and from Pimlico Drive, east of the
<br /> restaurant at 6770 Pimlico Drive (see Figure 1).

<br /> b. Utilize best efforts to locate any new utility trenches outside of the existing canopy of
<br /> the trees to be saved. If this is not feasible, the applicant shall submit a report from a
<br /> certified arborist acceptable to the City indicating trenching will not be detrimental to
<br /> the health of the tree.
<br /> c. Nothing may be stored within the dripline of the tree canopies. This includes
<br /> equipment, oil, gas, chemicals, harmful materials, fill or storage.
<br /> d. No oil, gasoline, chemicals, or other harmful materials shall be deposited or disposed
<br /> within the dripline of the trees or in drainage channels, swales, or areas that may lead
<br /> to the dripline.
