PROJECT DESCRIPTION
Figure 4 shows the site plan, Figure 5 shows the floor plan, and Figure 6 the proposed
elevations.
As shown, the proposed addition would be located above the single-story garage and would
maintain the existing building setbacks. The proposed addition is approximately 480 square
feet in area. It would have a maximum height of 24 feet 2 inches as measured to the peak of
the roof, which would be slightly lower in height than the main body of the home at 28 feet
9 inches. The addition's roof pitch, window style, and exterior colors and materials would
match those of the existing home.
As noted, the addition is intended to accommodate an ADU, including a living room and
kitchen on the west side, and bedroom and bathroom on the east side of the unit. An exterior
stairway would be located on the west side of the addition, providing separate access to the
new ADU. The stairway would be located in the mid portion of the addition and would project
approximately 6 feet 10 inches further to the west. It would include a solid screening wall along
its west side but would be open on the north and south sides.
P19-0130 Planning Commission
5 of 15
ion of the house.
