The DDA is fairly flat in relation to the other portions of the subject lot, which <br /> reduces the amount of grading necessary to accommodate the footprint of the residence. The <br /> proposed driveway generally follows a dirt driveway that was constructed between the building <br /> pad and Winding Oaks Drive at the time the subdivision improvements were installed. Because <br /> the proposed grading and drainage plan does not include some details (e.g., the proposed <br /> grading contours, complete drainage information and the existing tree driplines are not shown, <br /> etc.), a condition of approval requires the applicant submit a detailed grading and drainage <br /> plan with sufficient information for staff to verify that the grading and drainage will comply with <br /> the architectural design guidelines and the be completely located within the DDA . <br /> The applicant is proposing to utilize asphalt material for the majority of the driveway. The <br /> design guidelines require permeable paving, pavers, brick on sand, etc. for driveways and <br /> indicate that decorative driveways are encouraged.
