9. CONDITIONAL USE PERMIT: The approval of the Conditional Use Permit (Case No. P18-0332) <br /> for the operation of a self-service fuel station with a drive-through carwash and convenience store <br /> with the sale of alcoholic beverages is contingent upon the approval of the Planned Unit <br /> Development (PUD) rezoning and development plan (Case Nos. PUD-134 and P18-0334). <br /> (Project Specific Condition) <br /> Site Development and Building Design <br /> 10. FENCE/WALL:. A five-foot tall wrought iron shall be installed atop of the 18-inch tall retaining wall <br /> along the southern property line. Said fence shall start 20 feet from the property line on Hopyard <br /> Road or at the western edge of the dripline of Tree #66 as identified in the Arborist Report dated <br /> May 2019, whichever distance is greater. This fence shall be located completed on the project <br /> site. The location and design of said fence shall be shown on the construction plans submitted for <br /> issuance of building permit and shall be subject to review and approval by the Director of <br /> Community Development prior to building permit issuance for the project. (Project Specific <br /> Condition) <br /> 11. FUEL STATION CANOPY: The design of the fuel station canopy shall be revised to eliminate the <br /> "non-illuminated red bar" on the fascia. Said revision shall be shown on the plans submitted for <br /> issuance of building permits and shall be subject to the review and approval by the Director of <br /> Community Development prior to issuance of building permits for the project. (Project Specific <br /> Condition) <br /> 12. EQUIPMENT SELECTION: The construction plans submitted for issuance of a building permit <br /> shall clearly state that: 1) an "Excel" AeroDry Systems quiet blower/dryer system or equivalent <br /> will be installed in the drive-through carwash; and 2) an IVS Power Vacs Model 140000 with Poly <br /> Domes or equivalent will be used for the two vacuum units. Said plans shall be subject to review <br /> and approval by the Director of Community Development prior to issuance of a building permit for <br /> the project. For any proposed changes to the approved equipment, the applicant shall provide a <br /> letter from the project acoustic consultant confirming that the proposed system(s) conforms to the <br /> City's Noise Ordinance. Changes to the approved equipment shall be subject to review and <br /> approval by the Director of Community Development. At the discretion of the Director of <br /> Community Development, a third party review may be required at the applicant's expense. <br /> (Project Specific Condition) <br /> 13. EQUIPMENT CERTIFICATION: Prior to operation of the car wash, the applicant shall submit to <br /> the Planning Division written certification by the project acoustic consultant indicating that the <br /> drive-through carwash facility is in compliance with the application submitted, all conditions <br /> imposed, and all provisions of Chapter 9.04 of the Pleasanton Municipal Code (Noise Ordinance). <br /> (Project Specific Condition) <br /> 14. WALKWAY: The five-foot wide portion of walkway coming from the sidewalk on Hopyard Road to <br /> the convenience store shall be increased to eight-feet wide by reducing the width of the <br /> landscaped area to the south. This revision shall be shown on the construction plans submitted <br /> for the issuance of a building permit and shall be subject to review and approval by the Director of <br /> Community Development prior to issuance of a building permit for the project.
