Written statement <br />October 16-2018 <br />City of Pleasanton <br />Community Development Department <br />Planning division <br />Re. 3987 Stanley Boulevard —APN: 9G6-1686-003 <br />The owner of the property located at 3987 Stanley Boulevard in Pleasanton Ca. has considered <br />the possibility of splitting the lot into three equal portions and constructing three new single <br />family residential homes. Since the site is currently zoned as R-1-20 that allows multi -family <br />PUD development, the owner feels encouraged to submit an application to the planning <br />department to formaEly complete his proposed project. <br />The existing home that's currently located on the site will be demolished. The parcel will be <br />devided into (3} separate parcels and construct new single family homes on each. The new <br />single family home developments will comply with the city of Pleasanton municipal code and <br />Downtown Specific Plan. <br />While the parcel is located in the area covered by the Downtown Specific Plan, It is outside of <br />the Downtown proper. It is separated from Pleasanton's classic small-town Main Street, with its <br />large concentration of historic structures, by the Arroyo Del Valle. The remaining structures <br />over fifty years old in the Stanley Boulevard neighborhood have become mingled with later 207H <br />Century development including a variety of dwellings and new side street therefore it is unlikely <br />that a visually and thematically coherent historic district could be created on Stanley Blvd. <br />The Proposed Project will create a single 20' wide private driveway with 4' wide pedestrian <br />walk {ADA) accessible and 4' landscape strip. Each parcel will have independent 16' wide x 20' <br />deep driveways {off-street visitors parking). <br />The proposed architecture will be a single floor plan with craftsman architectural style for all <br />three homes. <br />The side and rear yard are consistent with the surrounding neighbors, a 15' setback to living <br />area and 10' to garage from rear property line. 5' between side property line, 10' separation <br />between each home will be provided. <br />
