The property is surrounded by a variety of residential home types that range in density and <br />size from high-density attached townhomes to the north and west, to detached single-family <br />homes to the south and east. The existing houses in the neighborhood are both one- and two- <br />story. <br />The subject 14,400 -square -foot lot sits approximately five feet lower than the grade of the <br />public sidewalk and street but is otherwise generally flat. The property contains an <br />approximately 940 -square -foot single -story house as seen in Figure 2, a 351 -square -foot <br />detached garage, as well as various accessory buildings. The original home was constructed <br />in approximately 1914 but was determined not to be a historic structure in the City's 2015 <br />Historic Resource Survey. <br />Figure 2: Existing Front Elevation <br />PROJECT DESCRIPTION <br />The applicant proposes to demolish all on-site improvements and subdivide the roughly 14,400 - <br />square -foot parcel into three parcels that will all be accessed by a shared private driveway along <br />the east side of the property with an access easement for the lots. Figure 3 shows the proposed <br />site plan for the homes. Each new residential lot will range in size from 4,400 — 5,440 gross <br />square feet and 2,860 — 4,560 net square feet (net area excludes the driveway, sidewalk and <br />planter area/bioswale along the east side of the driveway). <br />The three proposed homes are similar in design and layout and would measure 1,635 -square - <br />feet on Lot 1, 1,670 -square -feet on Lot 2, and 1,937 -square -feet on Lot 3. Each home is <br />proposed to be two stories with an attached two -car garage. The proposed residences include <br />many traditional Craftsman style details such as a blend of building materials, including <br />horizontal lapped siding on the walls and vertical siding at the gable ends and dormers, tapered <br />PUD -133, 3987 Stanley Boulevard Planning Commission <br />3of12 <br />
