48. MUSIC: No outdoor music is permitted. (Project Specific Condition) 49. LOITERING AND SIGNAGE: The applicant/store operator shall post signage around the store which prohibits loitering on the project and neighboring sites. Said signage shall be subject to the review and approval by the Director of Community Development prior to installation. (Project Specific Condition) 50. PARKING AND SIGNAGE: The applicant shall post signage on the project site informing store customers not to park on neighboring sites while patronizing the store. (Project Specific Condition) 51. SPECIAL ADVERTISING: At no time shall balloons, banners, pennants, or other attention-getting devices be utilized on the site except as allowed by Section 18.96.060K of the Zoning Ordinance for grand openings or by Section 18.116.040 of the Zoning Ordinance if approved as part of a temporary conditional use permit. At no time shall spot lighting be used in conjunction with such grand openings and/or promotional events. (Project Specific Condition) 52. MAINTENANCE: The business operator shall ensure that the site is regularly checked for litter and all litter and debris is removed from the site on a continual basis. The operator shall regularly empty all trash receptacles in front of the store and shall maintain the subject property in a clean and orderly manner at all times. (Project Specific Condition) 53. MODIFICATIONS: If additional hours of operation or activities beyond what is stated in the "Approved Plans" are desired, prior City review and approval is required. The Director of Community Development may approve the modification or refer the matter to the Planning Commission if judged to be substantial. 54. CONDITIONAL USE PERMIT REVIEW: If the operation of this use results in conflicts pertaining to parking, noise, traffic/circulation, or other factors, at the discretion of the Director of Community Development, this conditional use permit may be submitted to the Planning Commission for their subsequent review at a public hearing. If necessary, the Planning Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. BUILDING AND SAFETY DIVISION — 925-931-5300 55. DIGITAL PLAN SUBMITTAL REQUIREMENT—COMMERCIAL, MULTI-FAMILY RESIDENTIAL AND CONDOMINIUM PROJECTS: The applicant shall submit site plan and building information to the City's Geographic Information Services (GIS) Division in a digital format prior to issuance of the building permit. All changes or revisions to the approved plans during construction which affect the digital submittal, shall be resubmitted for GIS review no later than 1 month prior to scheduling a final inspection. The updated digital submittal will be checked and approved before the building permit will be finalized and certificate of occupancy granted (if applicable). For phased project, the digital submittal must be approved prior to the first occupancy of any phase. The information will be used for public safety and emergency response planning by the Police and Fire Departments. Refer to the "Digital Plan Submittal Requirements" for necessary data and file formatting requirements.
