48. MUSIC: No outdoor music is permitted. (Project Specific Condition) <br /> 49. LOITERING AND SIGNAGE: The applicant/store operator shall post signage around the store <br /> which prohibits loitering on the project and neighboring sites. Said signage shall be subject to the <br /> review and approval by the Director of Community Development prior to installation. (Project <br /> Specific Condition) <br /> 50. PARKING AND SIGNAGE: The applicant shall post signage on the project site informing store <br /> customers not to park on neighboring sites while patronizing the store. (Project Specific <br /> Condition) <br /> 51. SPECIAL ADVERTISING: At no time shall balloons, banners, pennants, or other attention-getting <br /> devices be utilized on the site except as allowed by Section 18.96.060K of the Zoning Ordinance <br /> for grand openings or by Section 18.116.040 of the Zoning Ordinance if approved as part of a <br /> temporary conditional use permit. At no time shall spot lighting be used in conjunction with such <br /> grand openings and/or promotional events. (Project Specific Condition) <br /> 52. MAINTENANCE: The business operator shall ensure that the site is regularly checked for litter <br /> and all litter and debris is removed from the site on a continual basis. The operator shall regularly <br /> empty all trash receptacles in front of the store and shall maintain the subject property in a clean <br /> and orderly manner at all times. (Project Specific Condition) <br /> 53. MODIFICATIONS: If additional hours of operation or activities beyond what is stated in the <br /> "Approved Plans" are desired, prior City review and approval is required. The Director of <br /> Community Development may approve the modification or refer the matter to the Planning <br /> Commission if judged to be substantial. <br /> 54. CONDITIONAL USE PERMIT REVIEW: If the operation of this use results in conflicts pertaining <br /> to parking, noise, traffic/circulation, or other factors, at the discretion of the Director of Community <br /> Development, this conditional use permit may be submitted to the Planning Commission for their <br /> subsequent review at a public hearing. If necessary, the Planning Commission may modify or add <br /> conditions of approval to mitigate such impacts, or may revoke said conditional use permit. <br /> BUILDING AND SAFETY DIVISION — 925-931-5300 <br /> 55. DIGITAL PLAN SUBMITTAL REQUIREMENT—COMMERCIAL, MULTI-FAMILY RESIDENTIAL <br /> AND CONDOMINIUM PROJECTS: The applicant shall submit site plan and building information <br /> to the City's Geographic Information Services (GIS) Division in a digital format prior to issuance of <br /> the building permit. All changes or revisions to the approved plans during construction which <br /> affect the digital submittal, shall be resubmitted for GIS review no later than 1 month prior to <br /> scheduling a final inspection. The updated digital submittal will be checked and approved before <br /> the building permit will be finalized and certificate of occupancy granted (if applicable). For <br /> phased project, the digital submittal must be approved prior to the first occupancy of any phase. <br /> The information will be used for public safety and emergency response planning by the Police <br /> and Fire Departments.
