Las Positas Blvd. and Hopyard <br /> Road. Hence, the site has two "front yards" and two "rear yards." The proposed building <br /> setbacks and heights meet the requirements of the C-N district. Although the canopy would <br /> be within the 20-foot front yard setback, it would be located farther way from Hopyard Road <br /> than the existing structure (8 feet, rather than four feet). Given that the project would <br /> generally conform to the existing C-N district standards, and in light of the existing <br /> conditions and the proposed building and site design, staff finds the proposed development <br /> standards are acceptable. <br /> PUD-134/P18-0332/P18-0334 Planning Commission <br /> Page 18 of 24 <br />uding building setbacks, <br /> building height, etc. <br /> Table 1 compares the setbacks, floor area, floor area ratio, and building height of the existing <br /> and proposed structures. However, if the sale of alcohol from the convenience <br /> store were to become problematic, the Director of Community Development can refer the <br /> Conditional Use Permit to the Planning Commission for subsequent review at a public hearing. <br /> Staff has added conditions to the Conditional Use Permit addressing the sale of beer and wine <br /> from the convenience market (e.g., conformance to State law regarding alcohol sales hours <br /> and training for the convenience store operators in dealing with inebriated drivers). The <br /> applicant concurs with these requirements. <br /> Police Calls for Service <br /> Staff requested Calls for Service data1'1 from the Pleasanton Police Department between 2015 <br /> and 2018 at the project site. The data included a variety of reported incidents. The data <br /> showed a total of four service calls related to "robbery" over a four-year span at the existing <br /> [1] Calls for Service is a phone call log listing the number of calls that the Police Department receives.
