The property is surrounded by a variety of residential home types that range in density and <br /> size from high-density attached townhomes to the north and west, to detached single-family <br /> homes to the south and east. The existing houses in the neighborhood are both one- and <br /> two-story. <br /> The subject 14,400-square-foot lot sits approximately five feet lower than the grade of the <br /> public sidewalk and street but is otherwise generally flat. The property contains an <br /> approximately 940-square-foot single-story house as seen in Figure 2, a 351-square-foot <br /> detached garage, as well as various accessory buildings. Figure 3 <br /> shows the proposed site plan for the homes. Each new residential lot will range in size from <br /> 4,400 — 5,440 gross square feet and 2,860 —4,560 net square feet (net area excludes the <br /> driveway, sidewalk and planter area/bioswale along the east side of the driveway). <br /> The three proposed homes are similar in design and layout and would measure <br /> 1,635-square-feet on Lot 1, 1,670-square-feet on Lot 2, and 1,937-square-feet on Lot 3. Each <br /> home is proposed to be two stories with an attached two-car garage.
