• The private street (Young Court) and the following improvements located within <br /> the private street: sanitary sewer laterals, storm drain systems, three streetlights, <br /> landscaping and irrigation, and related improvements; and <br /> • The storm drain systems on Lots, 1, 2 and 3; and <br /> • The landscaping along the Dublin Canyon Road frontage; and <br /> • Bioswales located on Lots 1 and 3. <br /> Partial Release of Improvement Security <br /> Section 66499.7 "Manner of release of security" of the Subdivision Map Act provides the <br /> process by which a developer may request, and how a legislative body may provide, the <br /> partial release of improvement security. <br /> As stated in the Background, AH Development Group, LLC has completed all the <br /> private and public improvements, except for a private bioswale on Lot 3. The bioswale <br /> cannot be constructed until the remaining home on Lot 3 is completed as a matter of <br /> construction sequencing. The construction of Lot 3 is scheduled to start in spring 2020. <br /> Lot 2 is the site of the existing home; Lot 1 is completed. <br /> If the City Council accepts the public improvements, the performance bond and the <br /> labor material bond, in amounts of$361,910 each, will be exchanged for similar bonds <br /> in an amount of$36,191, which have been provided by AH Development Group, LLC to <br /> ensure the construction of the Lot 3 bioswale.
