STAFF REVIEW/ANALYSIS <br /> In addition to the development standards for height, FAR, etc. outlined above, the Estates on <br /> Oak Ridge architectural design guidelines address the DDA/building envelope, landscaping, <br /> architectural style, and other design parameters. Below is an analysis of the subject proposal <br /> in comparison with those architectural design guidelines. Please see the project plans and <br /> view simulation in Exhibit B, and color and material board available at the hearing for additional <br /> information on the subject project. <br /> Figure 3: Site Plan <br /> • <br /> ="="4.1=1alp,. .... <br /> - 1111 <br /> IAETLAL 1171 PLAN <br /> Al <br /> Site Design <br /> The architectural design guidelines prescribe a DDA that establishes a defined building <br /> envelope within which any development on the subject lot must occur; there are no additional <br /> setback requirements for the Subdivision. <br /> The proposed residence is sited completely within the DDA area, as required. The DDA is <br /> fairly flat in relation to the other portions of the subject lot, which reduces the amount of <br /> grading necessary to accommodate the footprint of the residence. By orienting the driveway <br /> approach within a flat portion of the site, minimal grading would be necessary to provide <br /> access from Winding Oaks Drive. <br /> Additionally, as previously noted, a photo simulation showing the outline of the proposed <br /> residence was provided which demonstrates that it would not be visible from Vineyard Avenue, <br /> due to existing topography and intervening mature oak trees. Moreover, the proposed <br /> landscape plan has been designed to further screen the proposed residence from the adjacent <br /> existing residences to the east and west. <br /> Architectural Design <br /> The architectural design guidelines indicate buildings should be designed to minimize visual <br /> height and bulk. Building height, bulk, and floor area should respond to the lot size, natural site <br /> terrain, and other site conditions. The main body color is a light <br /> olive green and the trim is an off-white color. <br /> Proposed Landscape <br /> The proposed landscape plan includes a tree/plant palette of primarily drought tolerant native <br /> and non-native species, as well as some hardscape features highlighted by a decorative brick <br /> driveway and entry walkway, decorative patio, and decorative stepping pads. None of the <br /> existing trees on the parcel are proposed for removal or will be affected by the project. <br /> A photo simulation showing the outline of the proposed residence was provided which <br /> demonstrates that it would not be visible from Vineyard Avenue, due to existing topography <br /> and intervening mature oak trees.
