BACKGROUND <br /> Callippe Preserve Golf Course has been open for public play since November 2005. <br /> Callippe continues to be one of Northern California's most popular and award-winning <br /> golf courses. Although Callippe Preserve has been well received by players in the Bay <br /> Area since it's opening in November of 2005, course improvements are planned <br /> annually to maintain the challenging course design, enhance player experience, <br /> address wear and tear on heavily used areas of the course, and to address any <br /> maintenance issues . In 2017, several greenside bunkers on holes #3, #8, and #9 were <br /> rebuilt to correct some design deficiencies and this year's proposed bunker renovation <br /> project has been identified as a priority to address grading issues, slope deterioration, <br /> and poor drainage. <br /> DISCUSSION <br /> City staff along with its operator CourseCo have designed a multi-year bunker <br /> improvement plan that includes renovation of several bunkers of the course's fifty-eight <br /> bunkers every other year. This year's course maintenance also includes reconditioning <br /> of selected par three tee surfaces and re-leveling of the wedding area in order to <br /> expand seating and expand future rental opportunities. This improvement plan is typical <br /> amongst golf course maintenance practices to repair wear and tear on heavily used <br /> areas of the course and to address any maintenance matters that typically occur in <br /> bunkers and tees, including grade improvements, rebuilding slopes and improving <br /> drainage to improve playability. <br /> This project includes renovation of the bunkers on holes #2, #5, and #8 according to <br /> the standards and specifications of the Better Billy Bunker Method reconditioning the <br /> tee boxes on holes #4, #6, #13, #16, and re-leveling the wedding area located adjacent <br /> to the clubhouse. Currently, unwanted dirt from the sides of the bunkers has mixed with <br /> the existing bunker sand thus changing its consistency and playability. Additionally, due <br /> to this mixing, the bunkers no longer drain effectively. During moderate rain events, <br /> sand washes off the bunker faces bringing dirt and rock with it thus resulting in <br /> extremely poor playability and added maintenance costs. The scope of the bunker <br /> renovation project includes removing the existing sand, gravel and drainpipe. Utilizing <br /> the Better Billy Bunker Method, new drainpipe, gravel, polymer, and sand will be <br /> installed.
