Exhibit "B" Conditions of Approval PUD-30, Valley Park Associates 325 Ray Street February 17, 2004 PLANNING The building and related site improvements shall be constructed as shown on the site plan, elevation drawings, floor plan, grading plan, landscaping plan, sign plan, Exhibit A, dated "Received February 6, 2004", written narrative, Exhibit A, dated "Received February 4, 2004", and LEED Scorecard, and color and material board, Exhibit A, dated "Received December 2, 2003", on file with the Planning Department, except as modified by the following conditions of approval. Minor changes and additions to the approved PUD development plan may be allowed subject to the approval of the Planning Director, if found to be in substantial conformance to the approved exhibits. PUD development plan approval for the building and related site improvements will lapse within two (2) years from the date of approval unless a building permit is issued and construction has commenced and is diligently pursued toward completion or an extension has been approved by the City pursuant to section 18.20.070 of the Pleasanton Municipal Code. All conditions of approval for this case shall be reprinted and included as a plan sheet(s) with the building permit plan check sets submitted for review and approval. These conditions of approval shall be on, at all times, all grading and construction plans kept on the project site. It is the responsibility of the building developer to ensure that the project contractor is aware of, and abides by, all conditions of approval. It is the responsibility of the building developer to ensure that the project landscape contractor is aware of, and adheres to, the approved landscape and irrigation plans.
