Preschool Outdoor Play Area
<br /> Empire Montessori would convert a total of approximately 4,073 square feet of landscaped
<br /> area on the north and west sides of the subject building into a completely fenced-in play area,
<br /> as shown in Figure 4 and sheet L2 in Exhibit B. Existing landscaping would be modified to
<br /> accommodate the improvements including additional plantings and new artificial turf and a play
<br /> structure within the play area. The applicant is proposing to remove 15 trees where the play
<br /> area is proposed, nine of which are heritage-sized trees, and install 21 trees, various shrubs,
<br /> and accent plants along the perimeter of the play area and site. Staff notes that the tree report
<br /> recommends removal of tree No. 59 (see Figure 5 for location), but the applicant is proposing
<br /> to retain the tree. A 6-foot-tall black wrought iron style fence would be installed to enclose and
<br /> connect the play area to the facility. The play area would be accessible by doors from the
<br /> building and would also have two exterior gates that would always be locked but would include
<br /> panic-hardware to allow egress in the event of an emergency.
