Exhibit 1 j April 1, 2019 Task 5.2 Facilitate Transfer to Caltrans The original scope assumed all encumbrances would be clear and no additional descriptions,JUAs, CCUAs, transfers or vacations would be necessary. Upon review of the five (5)title reports obtained there appears to be five (5) encumbrances on title that will need to be cleared before Caltrans will accept title. To clear title,Mark Thomas will prepare exhibits to support discussion meetings along with plat and legal descriptions. It is assumed that appraisal mapping or additional exhibits will not be necessary. ADDITIONAL DELIVERABLES • Up to five (5) exhibits to support discussion meetings • Five (5) plat and legal descriptions ASSUMPTIONS / EXCLUSIONS • Monuments shown on the recorded maps creating the subject parcels will be found sufficient to retrace the parcel lines without convoluted methods. • All permits and access will be provided by the City at no cost to Mark Thomas. • $10,000 is assumed in traffic safety costs to access Caltrans Right of Way. • No monuments will be required to be set with this scope of work. • $2,500 in Fees shown on the spreadsheet are an estimate for fees with the Alameda County Planning Department, Surveyor or Recorder paid by Mark Thomas. FEE ESTIMATE Attached is a cost breakdown for the additional hours needed due to the encumbrances discovered that need to be cleared and site conditions.
