The proposal as shown in <br /> Figure 4 includes the following: <br /> • Demolition of the existing Sears Department store (approximately 176,151-square-feet) <br /> and parking structure. <br /> • Construction of the following: <br /> o Three new retail buildings, two with two levels, and one with one level of new <br /> mall stores, totaling approximately 59,100 square feet that will include exterior <br /> pedestrian walkways connecting to both floors of the mall. <br /> o A new two-story mixed-use building with an approximately 22,869-square-foot <br /> specialty grocery market and two restaurants on the ground floor and an <br /> approximately 39,699-square-foot cinema above. The cinema will also include <br /> access and circulation from the retail buildings through the exterior walkway on <br /> the second floor. <br /> o An approximately 123,750-square-foot, three-story lifestyle fitness facility with a <br /> 6,000-square-foot restaurant located adjacent to Stoneridge Mall Road. <br /> P18-0340, Stoneridge Shopping Center Planning Commission <br /> 5 of 17 <br />l parking <br /> garage and surface parking as shown below in Figure 3. <br /> P18-0340, Stoneridge Shopping Center Planning Commission <br /> 4 of 17 <br /> on the revised calculations that now show Gross Floor Area rather than the previously reflected <br /> Leasable Floor Area. Staff notes that the traffic resulting from the total permitted floor area of <br /> 380,000 square feet is also factored into the City's Baseline Traffic Reports and into the <br /> level-of-service (LOS) analyses for the most recently updated General Plan. <br /> Planning Commission Workshop <br /> The project was presented to the Planning Commission at a workshop on February 27, 2019. <br /> At the workshop, the Planning Commission was generally supportive of the project, and <br /> agreed with the points of discussion that staff presented including refinements to improve <br /> P18-0340, Stoneridge Shopping Center Planning Commission <br /> 2 of 17 <br />
