Commissioner Balch and Mr. Gruber confirmed that the dotted lines portray the proposed trail <br /> location, and the map and trailhead where they propose to improve the wayfinding system for <br /> existing trails with signage that will help direct the public. They are not getting into specifics in <br /> the master plan document but they would consider adding in some specific language <br /> protecting private property owners, and they have been working with the Spotorno's to strike a <br /> balance between providing trails for the community and protection of private property. <br /> THE PUBLIC HEARING WAS CLOSED. <br /> Commissioner Brown moved to approve the final draft of the Trails Master Plan with an <br /> amendment to work with the language on maps for proposed trails passing through <br /> private property be clearly denoted. <br /> Commissioner Ritter seconded the motion. <br /> ROLL CALL VOTE: <br /> AYES: Commissioners Allen, Balch, Brown, O'Connor, Ritter <br /> NOES: None <br /> ABSENT: None <br /> b. P18-0340, Simon Properties, 1700 Stoneridqe Mall Road <br /> Workshop to review and receive comments on an application for Design Review <br /> approval to demolish the existing Sears Department store (approximately <br /> 177,930-square-feet) and parking structure and construct a 258,000-square-foot <br /> development including new retail, grocery, cinema, and specialty lifestyle health club <br /> uses (net increase of 80,070 square feet) located at 1700 Stoneridge Mall Road. <br /> Zoning for the property is C-R(M) — (Regional Commercial — Mall) District. <br /> Associate Planner Jennifer Hagen presented the specifics of the item in the Agenda Report. <br /> Commissioner Balch asked and confirmed whether staff believes there is adequate parking per <br /> code requirements, which was calculated at 412 spaces. <br /> Planning Manager Ellen Clark commented on the varying peaks of demand for the health club. <br /> Commissioners Brown and Commissioner Balch questioned the comparison with parking <br /> ratios for the Club Sport on Johnson Drive. <br /> Ms. Hagen stated staff is in the process of reviewing the proposed parking for the fitness <br /> center and once determined, will provide their findings. <br /> Commissioner Brown referred to parking for the cinema at one per six (1:6) seats and asked <br /> whether Livermore or Dublin, who also have cinemas, required a similar ratio. <br /> Ms. Hagen said she was unsure but agreed to do more review.
