Representation: <br />This HVAC and plumbing assessment report has been prepared for the excusive use <br />of Jeff Katz Architecture and its Client, assignees, designees, and successors <br />(Authorized Partners). These parties intend to rely upon this report as an <br />assessment of the existing physical condition of the HVAC, and plumbing systems for <br />-the purpose of deciding whether and under. what conditions, to proceed with future <br />improvements to the building systems. <br />2.0 BUILDING SYSTEMS ASSESSMENT <br />System recommendation evaluations are based upon two evaluation concepts: <br />1. Bring -back to operational code compliant condition, which includes added HVAC <br />to second level. <br />2. Upgrade building to accommodate increased occupancy, which includes added <br />plumbing fixtures/area and increased system infrastructure. <br />A. Heating, Ventilating, and Air Conditioning <br />• Heating Unit <br />o Existing: Trane forced air unit, Model No. TDY100R9X4W4 <br />Capacity: 100,000 BTUH. <br />Manufacture Date: May 2004. <br />o Condition: Visually in fair condition; however, ASHRAE standards (Chapter <br />36, Table 4) indicate gas heaters have a life expectancy of 13 years. <br />o Recommendation: Remove and replace with new because unit is at the end <br />of expected life. <br />• Air Conditioning Unit: <br />o Existing: Trane cooling coil and outdoor condensing unit: <br />Model: Indoor — TXC054S3HPCO.. <br />Model: Outdoor — 2TTZ9048A. <br />Capacity: 4.5 tons (approximately 54,000 BTUH cooling). <br />Manufacture Date: Indoor — March 2004. <br />Manufacture Date: Outdoor — July 2003. <br />o Condition: Visually in fair condition; however, ASHRAE standards (Chapter <br />36, Table 4) residential split system air conditioning .systems have a life <br />expectancy of 15 years. . <br />o Recommendation: Remove and replace with new because unit -is at the end <br />of useful life. <br />• Refrigerant Piping: <br />o Existing: Copper pipe, insulated. <br />o Condition: Insulation is not sealed and falling off of pipe. <br />o Recommendation: Remove and replace. <br />DUE DILIGENCE REPORT <br />PAGE 3 OF 13 <br />
