•MCPARLANE <br />&ASSOCIATES <br />CONSULMNO MECHANICAL ENGINEERS <br />1.0 - INTRODUCTION <br />A. Background: <br />THE CENTURY HOUSE <br />PLEASANTON, CA <br />McParlane & Associates, Inc. (MPA) performed a visual survey of the subject project <br />on October 12, 2018. The property is located at 2401 Santa Rita Road, Pleasanton, <br />CA 94566. Douglas R. Isaaks, P.E. met on site with Jeff Katz of Jeff Katz <br />Architecture and other consultants engaged in evaluations of other systems .to <br />perform assessment. <br />McParlane & Associates, Inc. is providing due diligence observations- based on <br />ASHRAE, ASPE, California Plumbing Code, and California Mechanical Code <br />standards. <br />None of the observation work under this due diligence process will be exhaustive; no <br />intrusive work- or testing, was performed, meaning no building systems were <br />dismantled, run, or tested for further observations unless easy access was <br />achievable without the use of construction tools,_ etc. If required at a later date, said <br />invasive work or testing may be provided_ under as a separate contract by a licensed <br />contractor. <br />McParlane & Associates, Inc. observation work is limited to the building's heating, <br />ventilating, air conditioning systems (HVAC), and plumbing systems. <br />B. Scope of Work: <br />The purpose of this assessment is to evaluate the general conditions of the existing <br />building systems as it relates to potential building future use. The report provided is <br />based upon those conditions observed at the time of the .field assessment. The <br />assessment was accomplished from site visit observations and from information <br />obtained through the review of prior evaluation report performed on October 19, <br />2014. This report is not. a guarantee of the overall condition or the functional <br />sustainability of the systems observed. <br />The scope of services for this assignment includes: <br />• Visually observe the property HVAC and plumbing systems to evaluate the <br />general condition of the associated components, estimated remaining service life <br />expectancies, and the need for the maintenance, repairs, and/or replacement. <br />• Building HVAC systems include equipment, ductwork, air terminal devices, <br />control, and support components. <br />• Building plumbing systems include equipment fixtures, piping, valves, system . <br />infrastructure, and support components. <br />• Review of previous reports related to project. <br />C.
