CONSIDERATIONS FOR THE WORK SESSION <br />The purpose of this Work Session is to undertake initial review of the project and to allow the <br />Commission an opportunity to direct the applicant and staff on key policy, site and project <br />design and planning considerations. In particular, staff is seeking Commission input on the <br />project's conformance with two Measure PP restrictions: 1) placing housing and structures on <br />slopes of 25 percent or more; and 2) grading to construct residential structures on existing <br />slopes of 25 percent or more; and related to these aspects, application of the Southeast Hills <br />Methodology pertaining to development of hillside lands in Pleasanton and prohibition of <br />development on slopes more than 25 percent or within 100 vertical feet of a ridgeline. This <br />Work Session will also provide the public an opportunity to comment on the proposed project. <br />1. General Plan Land Use <br />Although the properties are unincorporated, they are located within the City's Sphere of <br />Influence and General Plan Planning Area Boundaries. Approximately 45 acres of the project site are designated LDR. <br />Considering the development as a whole, the proposed 33 dwelling units (0.7 du/ac) would <br />meet the General Plan density requirement. <br />However, portions of the project, including five of the future lots (Lots 22-26) located on the <br />12.6 -acre Shriners-owned parcel, and the future Lots 32 and 33 intended as home sites for the <br />P18-00781P18-00791P18-00801P18-0081/PUD-130 Planning Commission <br />10807, 11021, and 11033 Dublin Canyon Road and the parcel west of 11021 Dublin Canyon Road <br />10 of 26 <br />
