o A new two-story mixed-use building with an approximately 23,000 -square - <br />foot specialty grocery market and two restaurants on the ground floor and an <br />approximately 40,000 -square -foot cinema above. The cinema will also <br />include access and circulation from the retail buildings through the exterior <br />walkway on the second floor. <br />o An approximately 125,000 -square -foot lifestyle fitness facility with 6,000 - <br />square -foot restaurant located adjacent to Stoneridge Mall Road. <br />o Construction of surface -level parking, totaling 78 parking spaces, located on <br />the south side of the new lifestyle fitness facility. <br />Reconfiguration of existing parking/driveway areas to close six of the nine <br />existing driveway openings onto Stoneridge Mall Road, and creation of new <br />pedestrian and bicycle access lanes along the inner side of the Stoneridge Mall <br />Road loop. <br />The overall proposal will add a net increase of approximately 80,070 square feet of <br />building area to Stoneridge Mall, and will increase the size of the mall from 1,300,935 <br />square feet to 1,381,005 square feet; will increase its floor area ratio from 39.9% to <br />42.4% — 1,381,005 square feet of total floor area on the 74.7 -acre mall property; and will <br />provide a total of 5,360 surface parking spaces, with no structured parking. <br />The proposed uses and program of development would be within the scope of that <br />entitled under the existing development agreement, meaning that the scope of City <br />review is limited to design review of elements such as building architecture, site layout, <br />parking, and landscaping. <br />The Planning Commission discussed the project at a study session on February 27, <br />2019 and was supportive of the proposed design and site plan, noting that the <br />expansion and new buildings and outdoor spaces would represent a substantial <br />upgrade to the mall, and an opportunity to interface better with surrounding uses and <br />streets. The Planning Commission will consider formal approval of the project at a future <br />hearing in April or May 2019. <br />EVC Feedback <br />After receiving the presentation on the proposed expansion and renovation project, staff <br />would appreciate the committee's thoughts on the proposed Stoneridge mall expansion, <br />including the overall project proposal, site plan and amenities. <br />ACTION: RECEIVE OVERVIEW AND PROVIDE COMMENTS REGARDING <br />STONERIDGE SHOPPING CENTER EXPANSION AND RENOVATION <br />Attachment — Planning Commission Agenda Report dated 2-27-19 <br />Page 3of3 <br />
