BACKGROUND <br /> On August 12, 2015, the Planning Commission recommended City Council approval of <br /> PUD-111, a Planned Unit Development (PUD) application by Ponderosa Homes II, Inc. <br /> to construct 25 single-family homes and create five open space lots located on an <br /> approximately 4.2-acre site at 3430, 3440, and 3450 Cornerstone Court. Subsequently, <br /> on October 20, 2015, the City Council approved PUD-111 and adopted Ordinance No. <br /> 2129. <br /> On February 10, 2016, the Planning Commission approved an application by <br /> Ponderosa Homes II, Inc. for Vesting Tentative Map 8257 to subdivide an approximately <br /> 4.2-acre site located at 3430, 3440, and 3450 Cornerstone Court into 25 single-family <br /> home lots and five open space lots consistent with the PUD development plan for this <br /> site. <br /> On June 21, 2016, the City Council approved the final map, improvement plans, and <br /> subdivision agreement for Tract 8257. <br /> DISCUSSION <br /> Construction of Subdivision Improvements <br /> The subdivision agreement provided for the construction of public utilities within the <br /> private streets to serve the 25 new lots. <br /> Public Improvements <br /> The public improvements serving the 25 new lots that will be operated and maintained <br /> by the City include: <br /> • A public sanitary sewer main, a public water main, and five public fire hydrants <br /> located within dedicated public easements and the private streets (Cornerstone <br /> Court, Juno Circle, and Zenith Way); and <br /> • One curb ramp at the southwest corner of the Ironwood Road/Cornerstone Court <br /> intersection. <br /> Private Improvements <br /> The private improvements serving the 25 new lots that will be operated and maintained <br /> by the homeowners association as provided for in the Declaration of Covenants, <br /> Conditions and Restrictions of Meridian at Ironwood, which was recorded on December <br /> 28, 2016, include: <br /> • The private streets (Cornerstone Court, Juno Circle, and Zenith Way) and the <br /> following improvements within those streets: sidewalks, storm drain systems, <br /> street lights, landscaping and irrigation, and related improvements; and <br /> • Six bioswales located within Tract 8257 and three bioswales located within the <br /> adjacent property, 3410 Cornerstone Court (Montessori School of Pleasanton); <br /> and <br /> • The open spaces (Lots A, B, C, D, and E); and <br /> • The common park and masonry wall on Lot B; and <br /> • Three mailboxes and support structures each located on Cornerstone Court, <br /> Juno Circle, and Zenith Way. <br /> Page 2 of 3 <br />
