RIDGEVIEW COMMONS UPDATE <br />DECEMBER 2018 <br />• Apartment Turnover <br />The year has ended in a flurry of activity. For December, we had seven (7) units <br />in various stages of turnover, in addition to two (2) new lease signings. We had <br />six (6) residents leave RVC. Three (3) of the residents moved to assisted care, <br />and unfortunately, we had three (3) residents unexpectedly pass away. Four (4) <br />of the apartments will require a full rehab, and the other units just needed touch - <br />up paint and carpet cleaning. <br />• Cal Building System Inspection <br />The quarterly alarm notification system was inspected in December. Cal Building <br />Systems inspects the sprinkler system and the alarms that notify them if a <br />problem exists. All alarm notification systems are in proper working order. <br />• 5 Year TCAC Inspection <br />Our 5 Year TCAC inspection and file audit took place December 11th. Twenty <br />(20) apartments, and twenty (20) resident files were selected at random for a <br />physical inspection and audit. This exercise insures that the property, and our <br />files continue to follow the required rules and procedures for compliance of a "tax <br />credit" property. The audit findings are released within 30 — days of audit. As <br />always, our campus, our procedures, and files are up to date and ready for <br />inspection. <br />• Resident Holiday Party <br />The annual resident's holiday party took place on Sunday, December 16th. The <br />festivities included a catered lunch from Strizzi's Restaurant, and a performance <br />from Broadway Chorus. Approximately 120 residents attended. Thanks to all <br />the volunteers, and the Activity Committee for planning this event. <br />
