RIDGEVIEW COMMONS UPDATE November 2018 • Apartment Turnover For the month of November, we had three (3) Move - In, and one (1) Move — Out. There are two (2) — 30 Day Notices to vacate. Rent Increase As outlined in the approved budget, residents have been notified of the applicable rent increase effective February 1, 2019. These letters were delivered to each resident in November, providing the 30 -day notice as required in our lease agreement. • Pleasanton / Livermore Fire Inspection / EDC / Allied Landscape In November we had the Fire Inspector walk the property. The findings and recommendations are still pending. We also had EDC Technologies install their water heater control and monitoring service for the eight RVC water heaters. The benefits of this technology include: Gas savings, Reduced maintenance costs, and an increase in equipment life to name a few. Eden Housing Asset Management is covering the initial installation costs. Allied landscape replaced one of our irrigation controllers and installed a Weathermatic Smart Line Controller and Weather Station which will allows us to better troubleshoot and manage the irrigation system with high efficiency/self-adjusting controllers. • Staff - ABM / SSC Effective 11/1/2018, we have contracted with ABM Maintenance to provide janitorial and cleaning services. Effective 11/30/2018 we are again in search of a new Social Service Coordinator. Brandy has accepted another position that allows her to work from home and spend more time with her two small children. • Christmas Party The RVC Activity Committee has scheduled the annual Christmas Luncheon for Sunday, December 16th , from 11:30am — 2:30pm in the dining room. Seating is limited to the first 150 residents. Musical entertainment is being provided by members of the Pleasanton Broadway Chorus.
