Consistent with the NSSP Land Use Designation, the lot has a Low Density Residential
<br /> General Plan Land Use Designation. A flag lot sits adjacent to the west (left side) and
<br /> south (rear) of the lot that is zoned PUD-MDR (Medium-Density Residential). With the
<br /> exception of the adjacent flag lot, all of the surrounding lots along Sycamore Road are
<br /> zoned PUD-A or PUD-LDR/A. The existing houses in the neighborhood are both
<br /> one- and two-story and sited with large setbacks.
<br /> The subject 57,738-square-foot (approximately 1.33-acre) lot is generally flat with very
<br /> little topography change across the lot and significant vegetation around and on the lot.
<br /> The property contains an approximately 1,016-square-foot single-story house and
<br /> 701-square-foot detached garage, as seen in Figure 2.

<br /> Proposed Project
<br /> The applicant proposes to construct an approximately 5,059-square-foot, two-story
<br /> single-family residence to the rear (south) of the existing residence and garage on the
<br /> site. The existing residence on-site is proposed to remain and be converted to an
<br /> Accessory Dwelling Unit (ADU). The proposed home will be set back a considerable
<br /> distance (i.e., 174-feet) from the front property line and maintain generous setbacks on
<br /> the remaining sides. The proposed residence will use a variety of materials including
<br /> bevel channel siding, corrugated metal, and reclaimed wood, which can be further
<br /> reviewed in the attached Project Plans, Exhibit B.
<br /> The proposal includes the removal of 28 trees (16 of which are currently dead) including
<br /> one heritage tree. The dead trees proposed for removal are the perimeter redwood trees
<br /> that were required by PCUP-205. The water tank approved by PCUP-205 is proposed to
<br /> remain on-site. The tree removal is further detailed in the attached arborist report, Exhibit
<br /> D. The proposal also includes an extensive landscape plan which includes the planting
<br /> of approximately 50 trees including multiple 24-inch Coast Live Oaks; it also includes

<br /> area, that the project has been designed to be compatible with the existing homes in the area
<br /> and conforms to the PUD-31 site development standards and design guidelines, staff
