and that the event would otherwise conform in all respects to other conditions of <br /> approval described herein, including but not limited to those related to hours of <br /> operation, outdoor uses, and noise. The 250 person maximum occupancy for such <br /> special events may be reduced based on Building and Fire Code occupancy limitations. <br /> 7. Except for the playground and outdoor terrace areas, no outdoor activities or events of <br /> any size shall take place elsewhere on the project site. Maintenance of the site including <br /> landscaping is not considered an outdoor activity/event. <br /> 8. Up to three storage sheds, up to 120 square feet each, may be located within the area <br /> of the site to the north of the existing Chabad building. Such sheds shall be located a <br /> minimum of 10 feet from the north property line. <br /> 9. All outdoor activities, whether a scheduled event/activity or other activity, and regardless <br /> of size, shall conclude no later than 10 p.m. Except as otherwise specified in these <br /> condition, outdoor events/activities involving 25 or more persons shall not take place <br /> before 10 a.m. <br /> 10. The outdoor playground for the childcare facility/preschool shall be relocated to the west <br /> side of the existing building, immediately to the north of the proposed outdoor terrace <br /> area, as shown in the diagram included in the April 25, 2018 agenda report. The <br /> northern perimeter of the outdoor playground shall not project beyond the north wall of <br /> the existing building. Chabad of the Tri-Valley shall submit a revised site plan depicting <br /> the location and dimensions of the outdoor playground area, subject to the review and <br /> approval by the Director of Community Development prior to issuance of a building <br /> permit for tenant improvements and prior to operation of the childcare/preschool. <br /> In addition, as part of the plans submitted for issuance of building permit, Chabad of the <br /> Tri-Valley shall submit a plan showing the design, dimensions, number and locations of <br /> the play structures and surface materials of the play area for review and approval by the <br /> Director of Community Development. <br /> 11. The outdoor playground shall only be used by the childcare/preschool. The playground <br /> shall not be used when childcare/preschool is not open for business.The outdoor <br /> playground shall generally be occupied by a maximum of 24 children at any one time <br /> . •e -• . e- . -• e-- !: e . •• • • e-- :.••. and for a maximum <br /> of 2.5 hours per day Monday through Friday during normal operating hours. Limited <br /> exceptions to the occupancy are allowed to accommodate activities such as a school <br /> picture day. <br /> 12.
