BACKGROUND <br /> Original Subdivision Application <br /> On July 19, 2018, the Staff Review Board, acting under its authority, approved an <br /> application by CRFEIII-RCI Saratoga, LLC for Vesting Tentative Parcel Map 10820 to <br /> subdivide the subject property into two parcels: one parcel located at 5934 Gibraltar <br /> Drive for an existing commercial building and, one parcel located at 4696/4698 Willow <br /> Road, also for an existing commercial building. <br /> All subdivision improvements have been constructed and the public improvements are <br /> ready for acceptance. <br /> DISCUSSION <br /> Construction of Subdivision Improvements <br /> The subdivision agreement provided for the construction of improvements that <br /> consisted of a public sanitary sewer manhole on Willow Road and a public recycled <br /> water lateral and sidewalk repairs on Gibraltar Drive. Additionally, a private sanitary <br /> sewer manhole and lateral was constructed on the 5934 Gibraltar Drive parcel to serve <br /> said parcel; and private irrigation improvements were constructed to serve both parcels, <br /> 5934 Gibraltar Drive and 4696/4698 Willow Road. <br /> Aqualine Piping, Inc. constructed the sanitary sewer improvements and Brightview <br /> Landscape Services, Inc. constructed the irrigation and sidewalk improvements. <br /> Public Subdivision Improvements <br /> The sanitary sewer manhole on Willow Road and the recycled water lateral on Gibraltar <br /> Drive will be operated and maintained by the City. <br /> Private Subdivision Improvements <br /> The private sanitary sewer manhole and lateral will be operated and maintained by the <br /> 5934 Gibraltar Drive owner. The private irrigation improvements will be operated and <br /> maintained by the 5934 Gibraltar Drive and 4696/4698 Willow Road owners pursuant to <br /> the Declaration Establishing Easements, Maintenance and Cost Sharing Obligations for <br /> Saratoga Center that was recorded at the Alameda County Recorder's Office. <br /> Staff has inspected the work and finds that all public improvements have been <br /> constructed in compliance with the subdivision agreement and are ready for <br /> acceptance. <br /> Submitted by: Fiscal R view: Approved by: <br /> Stephen Kirkpatrick Tina Olson Nelson Fialho <br /> Director of Engineering Director of Finance City Manager <br /> Attachment: <br /> 1.
