Work on the project began immediately in August 2018, and is anticipated to be <br /> complete in February 2019. The pool facility has remained open during construction <br /> through the use of temporary trailer-contained locker rooms and shower facilities. <br /> DISCUSSION <br /> The remodel project is nearing completion. However, remodeling of the existing building <br /> facility has proven to be more difficult than anticipated. There have been five change <br /> orders to date, totaling $73,272. This change order work included some City requested <br /> additional work, such as replacing water softeners and relocating drinking fountains. It <br /> also included some unforeseen work, such as installation of all-new venting for the <br /> outdoor shower plumbing. However, the largest change expense to date, $53,751 of the <br /> $73,272, was associated with the demolition of the building interior floors. The plans, <br /> based upon the original as-builts drawing for the 1996/97 facility, showed the floors to <br /> be approximately five-inches thick. It was also expected based upon the as-builts that <br /> all electrical conduit, water supply plumbing and waste drain plumbing would be buried <br /> in the earth below the slab. Instead, the concrete slab was much thicker, and all conduit <br /> and plumbing was located within the bottom of the slab and was therefore destroyed <br /> during the concrete demolition. This not only required all these facilities to be <br /> reconstructed, it also significantly slowed demolition. The water lines within the slab <br /> provided water to other parts of the facility, causing the need to carefully demolish <br /> around the pipelines in order to keep the pool facility operational. <br /> With the $73,272 in change orders to date, the remaining contingency balance is <br /> $26,713 ($99,985 - $73,272). However, there are still additional work items that have <br /> been identified that will also need to be accomplished by change order to complete the <br /> remodel. The costs have not been negotiated and finalized with the contractor, but are <br /> briefly described and estimated in the following table: <br /> Item of Work Estimated Cost <br /> Change interior lights from surface-mounted to recessed $25,000 <br /> can lights to avoid vandalism issues. <br /> New drywall and paint on all ceilings throughout the locker $30,000 <br /> rooms— this improvement should have been included in <br /> original design to be consistent with the specified level of <br /> finishes as the existing ceilings are old and have been <br /> patched multiple times. <br /> Upgrade access panels for shower valves — manufacture $3,500 <br /> stainless steel plates, beveled edges, neoprene gaskets. <br /> The hot/cold water mixer valves on each metered shower <br /> valve were shown to be located within the wall and <br /> inaccessible for maintenance. <br /> Page 3of5 <br />
