DISCUSSION <br /> Construction of Off-Site Improvements <br /> ESSEX I — The off-site public improvement agreement provided for the construction of <br /> the following public improvements: <br /> • Along the Owens Drive and the Owens Drive frontage: <br /> o Approximately 675 linear feet of curb, gutter and six-foot wide sidewalk; <br /> and <br /> o Approximately 225 linear feet of a channelization island. <br /> • Along the Willow Road frontage: <br /> o Approximately 700 linear feet of 12-inch water main; and <br /> o Approximately 600 linear feet of curb, gutter, and six-foot wide sidewalk; <br /> and <br /> o Approximately 170 linear feet of median island; and <br /> o Two sanitary sewer manholes and approximately 50 linear feet of public <br /> eight-inch diameter sanitary sewer line; and <br /> o Traffic signal improvements and four curb ramps at the Owens <br /> Drive/Willow Road intersection. <br /> ESSEX II — The off-site public improvement agreement provided for the construction of <br /> the following public improvements: <br /> • Along the Gibraltar Drive frontage: <br /> o One fire hydrant; and <br /> o Approximately 500 linear feet of curb, gutter, and six-foot wide sidewalk; <br /> and <br /> o Storm drain improvements consisting of five linear feet of 12-inch diameter <br /> pipe, one manhole, and two drainage inlets; and <br /> o Asphalt pavement rehabilitation in both directions. <br /> • Along the Hacienda Drive frontage: <br /> o Approximately 600 linear feet of six-foot wide sidewalk; and <br /> o Traffic signal improvements and four curb ramps at the Gibraltar <br /> Drive/Hacienda Drive intersection. <br /> Additional ESSEX II off-site public improvements not covered by the off-site public <br /> improvement agreement include the construction of a 0.55-acre public park (Harding <br /> Park) located adjacent to ESSEX II. <br /> Construction of On-Site Improvements <br /> ESSEX I — The on-site improvements included the construction of ten buildings <br /> consisting of 251 residential units, four live/work units and approximately 5,700 square <br /> feet of retail space, private sanitary sewer and water laterals, private fire water line, <br /> private storm drain system including bioswales and related private improvements. <br /> ESSEX II — The on-site improvements include the construction of eight buildings <br /> consisting of 247 residential units and four live/work units. <br /> Page 3 of 4 <br />
