Provided, however, in lieu of such payment <br /> the subdivider may, at the time of approval of the <br /> final subdivision map, obligate himself by condition <br /> to said map to install said subdivision improvements. <br /> <br /> b. Fees. A fee shall be paid in amounts as follows for <br /> each lot or dwelling unit contained in the subdivision: <br /> <br /> Housing Type and Fee per Lot <br /> Building Site Area or Dwelling Unit <br /> <br /> R-1 6500 to 40,000 $250. <br /> R-M 4000 $213. <br /> R-M 2500 $225. <br /> R-M 2000 $200. <br /> R-M 1500 and under $188. <br /> Mobile Home Lot $188. <br /> <br /> In the event that multiple dwellings are permitted <br /> within the subdivision, then the maximum number of <br /> such dwelling units allowable in the subdivision <br /> together with the number of single family or mobile <br /> home lots therein shall be used as the multiple <br /> In addition to such sums, a further amount shall be <br /> paid equal to the cost of public improvements to full <br /> City standards (one-half of a secondary street as <br /> such is shown in Attachment No. 1 to Ordinance No. <br /> 358). The City Engineer shall keep and maintain a <br /> current schedule of standard unit costs for public <br /> works improvements. Such schedule shall be used <br /> as the reference to establish such additional amounts. <br /> Said fee schedule shall be maintained on an annual <br /> basis and may be revised each calendar year. <br /> <br /> II <br /> <br /> Article 10, Chapter 1, Title II, of the Ordinance Code of <br />~the City of Pleasanton is amended by the addition thereto of <br />i~2-4.31, relating to dwelling units which are not part of a <br /> <br /> subdivision, said section as added to provide as follows: <br /> <br /> "S2-4.31 Dwelling Units Not Part of Subdivision. In order <br /> to insure that all residential dwelling units pay their <br /> share of the park and recreation land and facility <br /> burden generated by their construction and thus protect <br /> and promote the health and general welfare of the <br /> residents of the City of Pleasanton, an applicant <br /> for a permit to construct a residential dwelling unit <br /> (including but not limited to a single family or <br /> multi-family dwelling unit or mobile home lot) shall <br /> dedicate land, pay a fee in lieu thereof, or a <br /> combination of both for park and recreational <br /> facilities in accordance with the same standards as <br /> if a subdivision map were required." <br /> <br /> <br />
