Ultimately, there was agreement on maintaining the conditions as drafted with respect <br /> to the location, size and frequency of outdoor events, but to make several modifications <br /> to other conditions, including providing some additional flexibility for times of use of the <br /> outdoor play area, relaxation of some of the monitoring requirements for the parking <br /> lots, and some other minor changes. On a 4-1 vote, the Planning Commission approved <br /> the project, subject to revised conditions of approval. <br /> The April 25 and June 27, 2018 Planning Commission meeting minutes are attached as <br /> Attachments 5 and 6, respectively. The Planning Commission modified conditions of <br /> approval (redline/strikeout version) are attached as Attachment 6. <br /> SITE DESCRIPTION <br /> The subject site (see Figure 1) is an approximately 1-acre parcel located on the west <br /> side of Hopyard Road, north of South Valley Trails Drive. The site contains a one-story <br /> building, which is approximately 8,000 square feet in area; a landscaped area and a <br /> concrete patio area to the north of the building; and approximately 22,400 square feet of <br /> vacant land to the west of the building.
