Ordinance No. 2181 <br /> Page 8 of 22 <br /> equipment shall be maintained in good mechanical condition so as to minimize <br /> noise and air pollution from a faulty engine, drive train, or other components. No <br /> muffler or exhaust system shall be equipped with cutout, bypass, or similar device <br /> intended to thwart quieting. <br /> f. Dust control best management practices, as approved by the City Engineer, shall <br /> be followed at all times during grading and construction operations. Such <br /> measures may include watering of exposed surfaces twice a day, and more <br /> frequent watering when wind speeds exceed 15 mph; covering of stockpiled earth; <br /> and covering of trucks hauling dirt if windy conditions prevail. Failure to keep dust <br /> under control may result in the stoppage of all work until a modified plan <br /> acceptable to the City Engineer is approved and implemented. <br /> g. Except for security trailers staffed by licensed security personnel, at no time shall <br /> campers, trailers, motor homes, or any other vehicle be used as living or sleeping <br /> quarters on the construction site. All such vehicles shall be removed from the site at <br /> the end of each workday. Construction trailers shall be allowed to be placed on the <br /> project site for daily administration/coordination purposes during the construction <br /> period. <br /> Landscape Architecture Division <br /> 23. The developer shall comply with the recommendations of the Arborist Report dated <br /> September 5, 2017, on file with the Planning Division. Details of the recommendations <br /> shall be submitted in conjunction with the plans submitted for issuance of building <br /> permits and shall be subject to review and approval by the Director of Community <br /> Development prior to issuance of building permits for the project. <br /> 24. The final landscape and irrigation plan shall be revised to remove the cobble underneath <br /> all existing oak trees. The final ground material shall be reviewed and approved by the <br /> City Landscape Architect. <br /> 25. A final landscape plan and irrigation plan shall be submitted to and approved by the <br /> Director of Community Development as part of the building permit plans prior to <br /> issuance of a building permit. Said landscape and irrigation plan shall be consistent with <br /> the approved landscape plan plus any conditions of approval, and shall be detailed in <br /> terms of species, location, size, quantities, and spacing. Plant species shall be of a <br /> drought-tolerant nature with an irrigation system that maximizes water conservation <br /> throughout the development (e.g., drip system). The irrigation system shall meet all <br /> requirements for compatibility with recycled water supply per City of Pleasanton <br /> Recycled Water Standards. <br /> 26. The project developer shall post cash, letter of credit, or other security satisfactory to the <br /> Director of Community Development in the amount of $5,000 for each tree required to be <br /> preserved (including the City street trees along the project frontage), up to a maximum of <br /> $25,000. This cash bond or security shall be retained for one year following completion <br /> of construction and shall be forfeited if the trees are destroyed or substantially damaged. <br /> No trees shall be removed other than those specifically designated for removal on the <br /> approved plans. <br /> 27. All trees used in landscaping shall be a minimum of twenty-four (24) inch box-size and <br /> all shrubs shall be a minimum of five (5) gallons. <br />
