c) No oil, gasoline, chemicals, or other harmful materials shall be deposited or <br /> disposed within the dripline of the trees or in drainage channels, swales, or areas <br /> that may lead to the dripline. <br /> d) No stockpiling/storage of fill, etc., shall take place underneath or within five feet of <br /> the dripline of the existing trees. <br /> 34. Prior to issuance of a grading or building permit, the project developer shall install a <br /> temporary six foot tall chain-link fence (or other fence type acceptable to the Director of <br /> Community Development) outside of the existing tree drip lines, as shown on the plans. <br /> The fencing shall remain in place until final landscape inspection by the Department of <br /> Community Development. Removal of such fencing prior to that time may result in a <br /> "stop work order." <br /> 35. The project developer shall enter into an agreement with the City, approved by the City <br /> Attorney, which guarantees that all landscaping included in this project as well as <br /> adjacent street trees will be maintained at all times in a manner consistent with the <br /> approved landscape plan for this development. Said agreement shall run with the land <br /> for the duration of the existence of the improvements located on the subject property. <br /> Traffic Division <br /> 36. The walkway on the south side of the building shall be revised to be a minimum of 5- <br /> feet wide. <br /> 37. Prior to issuance of building permits, the applicant shall pay all required traffic impact <br /> fees as well as any remaining Traffic Impact Analysis balance. <br /> Engineering Division <br /> 38. The applicant shall slurry seal the length and width of the driving vehicle lane that is <br /> being impacted by the installation of the new 8-inch diameter sewer main along Santa <br /> Rita Road. This shall be depicted in the plans submitted for issuance of a building <br /> permit and is subject to review and approval by the City Engineer. <br /> 39. The applicant shall design DMA 5 without the 10-inch diameter storm drain bypass pipe <br /> for bioswale BMP 5, as shown in the preliminary stormwater quality control plan on <br /> sheet C5 in Exhibit B. The revision shall be a part of the plans submitted for issuance of <br /> a building permit and is subject to review and approval by the City Engineer. <br /> 40. The applicant shall install a new sewer manhole at the new 6-inch diameter sewer <br /> lateral connection point to the City sewer main. This shall be depicted in the plans <br /> submitted for issuance of a building permit and is subject to review and approval by the <br /> City Engineer. <br /> PUD-125, 2350 Santa Rita Road Planning Commission <br /> Page 8 of 23 <br />
