<br /> The following private improvements serving the 97 single-family homes will be operated
<br /> and maintained by the Township Square Homeowners' Association as provided for in
<br /> the Declaration of Covenants, Conditions, and Restrictions for Township Square
<br /> (CC&Rs) that was recorded on March 19, 2015:
<br /> • The private streets (labeled on Tract Map 8147 as Amherst Terrace, Chestnut
<br /> Hill Way, Dupont Drive, Hammond Pond Way, Longmeadow Court, Newbury
<br /> Court, Plainfield Court, Plum Terrace, Shutesbury Way, Stow Place, Quincy
<br /> Court, and Watertown Way), and the following improvements located within
<br /> these private streets: sanitary sewer laterals, storm drain systems, street lights
<br /> and related improvements constructed to serve the subdivision.
<br /> • The landscape improvements located on those parcels labeled on Tract Map
<br /> 8147 as Parcels C, D, E, F, G, H, I, J, and K.
<br /> • The perimeter wall adjacent to Brookside Loop along the southerly property line
<br /> of the project.
<br /> Private Subdivision Improvements Maintained by the Owner of the Apartment Complex
<br /> The 210-unit apartment complex located on Lot 98 is now known as The Mason Flats at
<br /> Township Square (The Mason). The following private improvements serving The Mason
<br /> will be operated and maintained by its owner:
<br /> • The private streets (labeled on the improvement plans as Fairhaven Place, Old
<br /> Barn Loop, Stonegate Place, Old Sawmill Way, Surry Place, Old Pasture Way,
<br /> Forge Court, Meeting House Way, Sale Meadow Way, Somerset Way) and the
<br /> following improvements located within these private streets: sanitary sewer
<br /> laterals, storm drain systems, bio-swales, fire hydrants, street lights, landscaping
<br /> and irrigation, and related improvements constructed to serve Lot 98.
<br /> • All the improvements located on Lot A, including but not limited to, landscaping
<br /> and irrigation, the bocce ball court, the playground equipment, and the swimming
<br /> pool and appurtenances.
<br /> • All the improvements located on Lot B, including landscaping and irrigation and
<br /> the perimeter wall.

<br /> Bio-swales
<br /> The bio-swales that front single-family homes on public streets are located within private
<br /> storm drain easements and will be operated and maintained by the individual lot owners
<br /> as provided for in the CC&Rs. The bio-swales serving The Mason (Lot 98) will be
<br /> operated and maintained by its owner as provided for in the CC&Rs.
