Further, once <br /> fully developed, it is envisioned that Sub-Area 7 will provide ample opportunity for children to <br /> roam throughout the site consistent with a park like environment and therefore, it has not <br /> been included.) <br /> • A Fruit/Nut Orchard and Vineyard area located on approximately 9.93 acres in Sub-Area 16 <br /> for private/nonprofit use to operate a working fruit or tree orchard and/or vineyard. The <br /> orchard would include an equipment storage facility, staging area and parking for orchard <br /> operators. <br /> . Integration of the existing Marilyn Kane Trail with both sub-areas for an enhanced trail <br /> experience. <br /> In addition to the above, the project includes parking for 82 vehicles (0.73 acre) with 12 of these <br /> spaces located on Sub-Area 16 reserved for use by the operator of the Orchard and Vineyard. <br /> Sub-Area 16 also includes an approximately 75-foot planted buffer between the <br /> orchard/vineyard area at the rear of the homes located at Laguna Creek Lane. Other outdoor <br /> activities on Sub-Area 7 includes a gathering space and picnic area. A detailed description and <br /> location of these areas are included in the Draft Master Plan. <br /> Community Farm Operations <br /> Previous agenda reports on this project outlined various operational models that the City may <br /> use to assure the Community Farm operates in a cost-effective manner that provides maximum <br /> community benefit and operating efficiency. Toward this end, the Draft Master Plan anticipates <br /> that there will be multiple operating scenarios all under the umbrella of the City's overall control <br /> and management and through various legal instruments to assure the project's success. A <br /> summary of the operational methods are as follows: <br /> Anticipated Community Farm Operating Arrangements <br /> Park Amenity Primary Responsible Party Operational Vehicle <br /> Community Patch Program City of Pleasanton Incorporated as part of City <br /> ongoing operations <br /> Demonstration Garden Alameda County Master Long term ground lease and <br /> Gardeners operations agreement <br /> Learning Center City of Pleasanton Standard City use agreement <br /> for daily rentals and short- <br /> term use <br /> Row Crops Not yet identified. Public non- Lease and use agreement <br /> profit anticipated <br /> Fruit Orchard/Vineyard Professional orchard operator Long term ground lease <br /> (for profit or non-profit) <br /> Buffer areas, Pathways, City of Pleasanton Incorporated in City ongoing <br /> Picnic areas, Parking, park maintenance operations <br /> Driveways, utilities, etc. <br /> As noted in the Draft Master Plan, the City's approach is to remain flexible in its efforts to secure <br /> operators and identify maintenance systems that will best meet Community Farm goals, <br /> objectives and desired benefit to the community.
