The <br />Downtown Specific Plan designation for the entire Irby Ranch development is "High Density <br />Residential." <br />The High Density Residential General Plan and Downtown Specific Plan designations allow <br />8+ dwelling units per acre (DUA). The proposed project would have a density of 19 DUA <br />(31 units). <br />As described below, the proposal will further the following General Plan Land Use Element and <br />Housing Element goals, policies, and programs: <br />General Plan - Land Use Element <br />Sustainability <br />Program 2.1: Reduce the need for vehicular traffic by locating employment, <br />residential, and service activities close together, and plan development so it is <br />easily accessible by transit, bicycle, and on foot. <br />Program 2.2: Encourage the reuse of vacant and underutilized parcels and <br />buildings within existing urban areas. <br />PUD -129.
