that portion of trash and recycling waste refused by Pleasanton Garbage Service <br />shall be disposed of or diverted by another trash/recycling company. <br />7. Natural gas-fired fireplaces, EPA -certified wood fireplaces or heaters, and wood <br />pellet -fueled heaters and fireplace inserts shall be allowed. <br />8. The project developer shall submit a final lighting plan for the building and the site <br />for the review and approval of the Director of Community Development prior to <br />issuance of building permits. Landscape and building up -lighting and similar lighting <br />excluding, however, low-level lighting for pathways, is prohibited. These details shall <br />be shown on the building permit plan set to the satisfaction of the Director of <br />Community Development before issuance of a building permit. <br />9. All conditions of approval shall be attached to all permit plan sets submitted for <br />review and approval, whether stapled to the plans or located on a separate plan <br />sheet. <br />10. The project developer/future homeowners are encouraged to use recycled gray <br />water, rain water, etc., for landscape irrigation. If used, the details shall be shown on <br />the building permit plan set to the satisfaction of the Director of Community <br />Development before issuance of a building permit. If water -holding tanks are <br />located underground, and if above -ground water tanks are proposed, the location <br />will need to be reviewed and approved by the Director of Community Development. <br />11. The project developer is encouraged to use permeable paving for the on-site <br />driveways, sidewalks, patios, etc., of this home. If used, these details shall be <br />shown on the building permit plan set to the satisfaction of the Director of Planning <br />and Community Development before issuance of a building permit. <br />12. Final inspection by the Planning Division is required prior to occupancy of the <br />dwelling. <br />Site Specific Conditions: <br />13. Prior to the issuance of a building permit, the project developer shall provide a final <br />grading and drainage plan. This final grading and drainage plan shall be prepared <br />based on the grading plan of the recorded Tract Map 7162. It shall ensure that on <br />site drainage is directed to the bio -retention area as shown on the recorded lot. <br />14. The construction drawings submitted for plan check shall include the following: <br />a. The site plan shall denote the conservation easement on the subject lot, and <br />label all setbacks. <br />b. The floor plan shall denote the square foot for both living and non -habitable <br />spaces, such as garage area. <br />2 <br />
