The rear yard landscaping should be complete within 12 months from occupancy. <br />28. The project developer shall provide root -control barriers and four -inch perforated <br />pipes for driveways and other paved areas less than ten feet in width, as determined <br />necessary by the final landscape plan. <br />Building Permit Review: <br />29. To initiate the building permit plan check process, the project developers shall <br />submit the following: <br />a. Three (3) full-size sets of construction plans (wet -stamped and signed); <br />b. Two (2) sets of the necessary structural and Title 24 calculations; <br />c. Two (2) copies of a site-specific soils report; <br />d. The completed Building Permit Questionnaire; and <br />e. The necessary fees. <br />30. The project developer shall submit a plot plan showing building setbacks and a <br />topographic plan showing grading and drainage. Pad elevations, finish floor <br />elevations, retaining walls, easements, and maximum height of the highest structure <br />are to be indicated on the plan. The plan shall be signed by a registered civil <br />engineer. The residential plot plan shall show compliance with 2907(d) and <br />70012(d) of the Uniform Building Code. <br />31. The project developer shall submit two copies of the site soils report to the Chief <br />Building Official for third party peer review and shall pay for such review at the time <br />specified by the Chief Building Official, but in all cases before the issuance of a <br />grading permit. <br />32. The soils engineer shall certify the pad compactions of all lots containing fill to the <br />satisfaction of the Chief Building Official prior to the issuance of building permits. <br />33. Building and situs plans are to be submitted to the Building and Safety Division on <br />computer disk in a format approved by the Director of Community Development. <br />Digitized information shall be submitted before requesting a final inspection and <br />should reflect as -built situs and architectural information as approved by the Director <br />of Community Development. <br />34.All HVAC condensing units shall be located on the plans. <br />
