EXHIBIT A <br />CONDITIONS OF APPROVAL <br />PUD -70, San Jose Arena Management <br />Staples Ranch <br />November 5, 2009 <br />I. DEFINITIONS <br />1. ACSPA: "ACSPA" shall mean the Alameda County Surplus Property Authority. <br />2. CEQA: "CEQA" shall mean the California Environmental Quality Act. <br />3. City: Unless otherwise specified, "City" shall mean the City of Pleasanton. <br />4. Community Park: "Community Park" shall mean the community park planned for <br />the Staples Ranch Site. <br />5. Community Park Lease: "Community Park Lease" shall mean the lease <br />agreement entered into between the City of Pleasanton and the San Jose Arena <br />Management. <br />6. Cost -Sharing Agreement: "Cost -Sharing Agreement" shall mean the agreement <br />entered into between the Surplus Property Authority of Alameda County, City of <br />Livermore, and City of Pleasanton, dated September 4, 2007. <br />7. Development Agreement: "Development Agreement" shall mean the agreement <br />entered into between the City of Pleasanton and the Surplus Property Authority of <br />Alameda County for the Staples Ranch project, pursuant to California Government <br />Code §65864 and §65865. <br />8. Development Agreement for the Community Park: "Development Agreement for <br />the Community Park" shall mean the agreement entered into between the City of <br />Pleasanton and San Jose Arena Management, pursuant to California Government <br />Code §65864 and §65865. <br />9. EIR: "EIR" shall mean the Stoneridge Drive Specific Plan Amendment/ Staples <br />Ranch project Environmental Impact Report, certified on February 24, 2009 and <br />including the EIR Supplement (SEIR). <br />10. Lease Area: "Lease Area" shall mean that area of the Community Park the City <br />has leased to the San Jose Management Arena. <br />11. Neighborhood Park: "Neighborhood Park" shall mean the neighborhood park <br />planned for the Staples Ranch Site. <br />
