8. All building and other applicable City permits (including a business license) shall <br />be obtained prior to construction of any tenant improvements or operation of the <br />business at this location. <br />9. No signage is approved as part of this application. Prior to installation of any <br />signs, a sign application shall be reviewed and approved by the Planning <br />Division. <br />10. This Conditional Use Permit approval will lapse one year from the effective date <br />of approval unless the business receives a business license. <br />11. There shall be no outdoor storage at any time. <br />12. All loading and unloading of materials, parcel/shipment deliveries, and <br />merchandise pickups shall be conducted as follows: <br />a. The loading and unloading of the utility truck (two -ton truck) shall occur inside <br />of the storage location; <br />b. The outdoor loading and unloading of the service trucks (the pick-up trucks) <br />shall be limited to general tools and minor construction items. <br />c. The loading and unloading of the service trucks (the pick-up trucks) for larger <br />items or items that create noise while being transferred shall be done inside <br />the storage location. <br />d. Trucks of all sizes making parcel/shipment deliveries and merchandize pickup <br />shall be allowed only between the hours of 9:00 a.m. and 4:00 p.m. and shall <br />occur either within or in front of 1032 Serpentine Lane, Suite 109 or <br />1040 Serpentine Lane, Suite 207. <br />e. There shall not be pickups or deliveries of any kind occurring in Serpentine <br />Lane at any time. <br />13. The applicant shall provide to the City a copy of a letter of support from the <br />Owner's Association when such a letter is obtained. <br />14. If any element of the proposed use results in conflicts in regard to parking, <br />congestion, noise, traffic, loitering, or other impacts, at the discretion of the <br />Director of Community Development, this use permit may be submitted to the <br />Planning Commission for subsequent review at a public hearing. If necessary, <br />the Planning Commission may modify or add conditions of approval to mitigate <br />such impacts, or may revoke said use permit. <br />{end} <br />4 <br />
