9. The main entrance doors of the business shall remain closed during the <br />operation of the business. The applicant shall inform all students not to loiter or <br />make loud noises outside the building before or after classes. <br />10. The applicant shall inform all patrons that the facility is located in an industrial <br />district and may be subject to noise, odor, or other factors by other businesses. <br />11. If additional hours and activities are desired beyond what was stated in the <br />applicant's written narrative, dated "Received, July 27, 2009," on file in the <br />Planning Division, prior City review and approval are required. Such <br />modifications may be approved by the Director of Community Development if <br />found to be in substantial conformance with the approval. The Director of <br />Community Development may also refer the matter to the Planning Commission <br />if the proposed changes would be significant. <br />12. Students 12 years old and younger shall be escorted into and out of the facility <br />and signed in and out by a parent or supervising adult. <br />13. The applicant shall maintain the area surrounding the tenant space in a clean <br />and orderly manner at all times. There shall be no outdoor storage. <br />14. This approval does not include approval of any temporary or permanent signage. <br />If signs on the building or surrounding area are desired, the applicant shall <br />submit a sign proposal to the City for review and approval prior to sign <br />installation. No signage or words shall be spray painted on the windows. All <br />signs shall conform to Valley Business Park's approved sign program. <br />15. At no time shall balloons, banners, pennants, or other attention -getting devices <br />be utilized on the site except as allowed by Section 18.096.060 (K) of the Zoning <br />Ordinance for grand openings or by Section 18.116.040 of the Zoning Ordinance <br />if approved by temporary conditional use permit as part of a decorating plan in <br />conjunction with shopping center promotional events. At no time shall spot <br />lighting be used in conjunction with grand openings and/or promotional events. <br />{end} <br />2 <br />
