EXHIBIT A-2 <br />CONDITIONS OF APPROVAL <br />PCUP-242, 99 Ranch Market <br />4299 Rosewood Drive <br />July 22, 2009 <br />The supermarket shall be operated and maintained in substantial conformance to <br />the written narratives, Exhibit B, dated "Received June 25, 2009," on file with the <br />Planning Division, except as modified by the conditions set forth in this <br />Exhibit A-2. Minor changes to the plans may be allowed subject to the approval <br />of the Director of Community Development if found to be in substantial <br />conformance to the approved exhibits. <br />2. The store may be open for business from 9:00 a.m. to 10:00 p.m. each day. <br />Deliveries to the store may be at the front of the store from the hours of 6:00 a.m. <br />to 9:00 a.m. After the store opens, deliveries shall be restricted to the rear <br />loading area from the hours of 9:00 a.m. to 10:00 p.m. <br />No other site operations (parking lot sweeping, garbage pick-up, pavement <br />washing, etc.) are allowed between the hours of 10:00 p.m. and 6:00 a.m. <br />3. The business owner shall obtain a City of Pleasanton Business License prior to <br />operation. <br />4. This Conditional Use Permit approval will lapse within one (1) year from the date <br />of this approval unless a business license and certificate of occupancy by the <br />supermarket are obtained or an extension has been approved by the City. <br />5. If operation of this use results in any adverse impacts on the public health, <br />safety, or general welfare, at the discretion of the Director of Community <br />Development, this Conditional Use Permit may be submitted to the Planning <br />Commission for its subsequent review at a public hearing. If necessary, the <br />Planning Commission may modify or add conditions of approval to mitigate such <br />impacts or may revoke this Conditional Use Permit approval. <br />6. The supermarket owner shall maintain the area surrounding the project in a clean <br />and orderly manner at all times. At the end of each business day, all shopping <br />carts shall be retrieved and placed in the designated shopping cart storage area <br />in front of the building. <br />7. At no time shall balloons, banners, pennants, or other attention -getting devices <br />be utilized on the site unless prior approval is obtained from the Planning <br />Division. <br />
