EXHIBIT A-2 CONDITIONS OF APPROVAL PCUP-242, 99 Ranch Market 4299 Rosewood Drive July 22, 2009 The supermarket shall be operated and maintained in substantial conformance to the written narratives, Exhibit B, dated "Received June 25, 2009," on file with the Planning Division, except as modified by the conditions set forth in this Exhibit A-2. Minor changes to the plans may be allowed subject to the approval of the Director of Community Development if found to be in substantial conformance to the approved exhibits. 2. The store may be open for business from 9:00 a.m. to 10:00 p.m. each day. Deliveries to the store may be at the front of the store from the hours of 6:00 a.m. to 9:00 a.m. After the store opens, deliveries shall be restricted to the rear loading area from the hours of 9:00 a.m. to 10:00 p.m. No other site operations (parking lot sweeping, garbage pick-up, pavement washing, etc.) are allowed between the hours of 10:00 p.m. and 6:00 a.m. 3. The business owner shall obtain a City of Pleasanton Business License prior to operation. 4. This Conditional Use Permit approval will lapse within one (1) year from the date of this approval unless a business license and certificate of occupancy by the supermarket are obtained or an extension has been approved by the City. 5. If operation of this use results in any adverse impacts on the public health, safety, or general welfare, at the discretion of the Director of Community Development, this Conditional Use Permit may be submitted to the Planning Commission for its subsequent review at a public hearing. If necessary, the Planning Commission may modify or add conditions of approval to mitigate such impacts or may revoke this Conditional Use Permit approval. 6. The supermarket owner shall maintain the area surrounding the project in a clean and orderly manner at all times. At the end of each business day, all shopping carts shall be retrieved and placed in the designated shopping cart storage area in front of the building. 7. At no time shall balloons, banners, pennants, or other attention -getting devices be utilized on the site unless prior approval is obtained from the Planning Division.
