b. The buildings shall be designed and constructed to accommodate future roof <br />mounted photovoltaic panels. Specifically, the roofs shall be engineered to <br />accommodate the additional load of photovoltaic panels, electrical conduit(s) <br />shall be installed from the roof/attic areas to each building's main electrical <br />panel, and a space shall be provided for the electrical inverter. <br />13. Pedestrian Access to Zone 7s Maintenance Road as a Pedestrian Trail. If <br />there is pedestrian access to the Zone 7 maintenance road from the Zone 7 G-3 <br />channel to the eastern edge of Vermont Place, the developer shall pay to the City <br />an amount equal to the actual cost (materials and labor) to install a six-foot tall <br />redwood fence along the rear of the residential properties bordering the pedestrian <br />access. The amount and timing of the payment to the City shall be determined by <br />the City Director of Parks and Community Services. The City may elect to use the <br />developer payment for landscaping along the pedestrian access in lieu of fencing. <br />14. Transferring Land by Vermont Place. Prior to the transfer of land to the Vermont <br />Place homeowners, the applicant shall grade the land to be transferred such that it <br />is generally at the same elevation as the back yards on Vermont Place, and storm <br />drainage will drain to Vermont Place or to another location as determined by the <br />City Engineer. The grading and the land transfer shall occur at approximately the <br />same time, as determined by the City Engineer, to minimize storm drainage <br />impacts to the Vermont Place homeowners. The grading and drainage plans shall <br />be subject to the review and approval of the City Engineer, prior to the recordation <br />of the land transfer. The applicant shall prepare all maps, plots, and descriptions <br />necessary to process this land transfer including processing all required lot line <br />adjustments through the Community Development Department. <br />The applicant shall conduct a nesting bird survey, in the same manner as <br />described in BIO -5.1 of the EIR, prior to grading the land to be transferred. <br />15. Road by the Neighborhood Park. The road to the guard house shall be a public <br />road from the intersection at Stoneridge Drive to the guard house. The project <br />developer shall design the roadway and locate the guardhouse such that there is a <br />turn around before the guard house which allows for the U-turn of vehicles without <br />entering the senior continuing care community. <br />16. Grading. The fill above the existing ground elevation shall not exceed six feet <br />within a seven -foot horizontal distance from the centerline of Zone 7's existing <br />36 -inch cross valley water transmission line. Grading in Zone 7's easement shall <br />be subject to the review and approval of the City Engineer, prior to the issuance of <br />a grading permit. Verification of submission of the plans to Zone 7 shall be <br />submitted the City Engineer, prior to the issuance of a grading permit. <br />11 <br />
